Shopfitting companies for a shop that has to open on the day you set

The rent-free weeks are running, the landlord's technical guide is on your desk, and the opening date is already on the posters.

You're racing the rent from the day the fit-out starts. The landlord has a date, the lease has a date, and every week the shop is closed costs money it will never earn back. You should know exactly what the shop will look like before work starts, and have one team answerable for getting it open.

  1. 01 / 06

The keys arrive on a Monday. You have a rent-free period, a technical guide full of rules about working hours and loading bays, and an opening date marketing has already announced.

  2. 02 / 06

The trouble is the gap between whoever draws the shop and whoever builds it. The drawing gets reinterpreted, a delivery slips, and a week goes without anybody deciding to lose it.

  3. 03 / 06

Run past the rent-free period and you pay rent on a shop taking nothing, with staff hired for an opening that has not happened. When the lease ends, whatever you built may have to come out at your cost.

  4. 04 / 06

Shoproom draws the shop against the landlord's guide, and you walk round a realistic render of it before a single fixture is made. You sign off the look, the programme and the price together.

  5. 05 / 06

While the unit is still being stripped, your counters, wall runs and fixtures are already being made by our joiners and metalworkers from the drawings the landlord approved. The weeks on site are spent fitting.

  6. 06 / 06

Opening morning. The shutters go up on the day you announced, and the shop looks like the render you approved in the spring.

Here the flacon sits on a stone plinth inside a glass pop-up in an old power-station hall. Shop and bottle are both imagined, part of one study that runs through the studio, and neither is a real client's.

What this room won’t do

  • Start on site before the landlord or host store has approved the drawings.
  • Price a fit-out without seeing the unit.
  • Build something that will not come out cleanly when the lease ends, leaving you to pay for the damage on the way out.

Asked often

Does Shoproom handle landlord approvals for a retail fit-out?

Yes. Shoproom reads the landlord's technical guide, draws the fit-out against it and prepares the drawings and method statements the landlord needs for approval. Where the shopfront or signage needs planning or advertisement consent, that is flagged early and the drawings are prepared for the application, so approvals are not left until the programme is already running.

How is a shopfitting quote for a retail unit priced?

A shopfitting quote is built from the survey and the design: strip-out, any walls and ceilings, flooring, lighting, joinery, fixtures, finishes and graphics, plus site management and any out-of-hours working the landlord requires. Size matters, but specification and access rules move the price as much. A quote without a survey of the actual unit is a guess.

How long does a pop-up shop take to build and install?

A pop-up made off site in freestanding pieces can often be installed in a few days, and the design and making before that usually take several weeks. The landlord's access dates set the limit. Allow time for the design to be approved from a render before anything is made, because that is where changes are cheap.

Does a shop fit-out have to meet Part M access rules?

Yes, where the fit-out counts as building work under the Building Regulations. Part M covers access: level or gently ramped entrances, door widths, circulation routes wide enough for a wheelchair and a reachable section of counter. Converting a building to retail use usually means bringing access up to current standards. Shoproom draws the layout with these in from the first survey.

Can a pop-up shop be reused at a second location?

Yes, if it is designed for it. A pop-up built as freestanding pieces that bolt together can be taken down, stored and rebuilt in a different unit, with the layout adjusted to the new space and fresh graphics. It also keeps reinstatement costs low at each location because little is fixed to the landlord's building.

What is the difference between a shop-in-shop and a concession?

The terms overlap. A concession is the commercial arrangement, where a brand trades inside a host store and pays a fee or a share of sales. A shop-in-shop is the physical space that brand builds there, designed to its own identity but within the host's rules. Most concessions are shop-in-shops, and most shop-in-shops are concessions.
